Seasonal Plumbing Tips

Fall / Winter Plumbing Tips:

Below are some helpful tips to ensure your plumbing appliances are working for you and to prevent against possible damage.

  • Remove garden hoses from outside faucets to ensure the frost free hose Bibb will drain properly and not freeze and split.
  • On older outside taps (generally houses with copper piping), take off hose and shut off valve inside the house and let drain.
  • Remove outside sump pump hose so the hose will not freeze and stop water flow from pump.
  • Add a second sump pump to your sump pit if you have a finished basement. If one fails, you have another for back up protection.
  • Check sump pump and float to make sure they are working properly.
  • Schedule a furnace service. Furnaces should be serviced and cleaned on either an annual or bi-annual service.
  • If you live in a mobile home, check to see if heat tape is plugged in and working. Ensure no insulation has fallen down exposing piping.
  • Leaking taps or toilets in mobile homes can cause drainage freeze up in winter, repair or replace as required.
  • Blow out outside irrigation lines to prevent freezing.

Spring Plumbing Tips:

Below are some helpful tips to ensure your plumbing appliances are working for you and to prevent against possible damage.

  • When temperatures remain above freezing, it is time to reattach the drain hose on the sump discharge outside your house. If you leave the hose on during winter, it can freeze which would damage your pump and possibly cause damage to your basement and/or flooding.
  • Check your sump pump by lifting the float in the tank to turn the pump on and off.
  • For added security, and highly recommended if you have a finished basement, a second sump pump can be installed in case one fails. An alarm can also be installed which sounds when water levels are too high in your sump tank.
  • Reattach your garden hose to the outside faucets. *Do not leave garden hoses attached when temperature is below freezing.
  • How old is your hot water tank? Hot water tanks generally last between 8 and 15 years and can be changed out before damage occurs as a precaution. Also, a drain pan can be put under it and piped to the drain.
  • Schedule a routine furnace and/or boiler service. We suggest they be serviced every 1-2 years approximately. Don’t forget to change your furnace filters as well!
